Crawl Space Mold Remediation in Bothell, WA

Most serious mold problems in Bothell houses start under the floor. We clean the joists and subfloor properly, deal with wet insulation and debris, and fix the moisture so the musty smell doesn't come back next winter.

What it involves: sealing the crawl space off from the house, removing wet insulation and debris, cleaning mold off the joists and subfloor with sanding or blasting and HEPA vacuuming, and correcting the moisture, usually with a new vapor barrier or full encapsulation. Most Bothell crawl spaces take 1 to 3 days, and published Seattle-area ranges run about $1,500–$5,500 before encapsulation.

Why Bothell crawl spaces grow mold

About half of Bothell's homes went up between 1970 and 1999, and most of those split-levels and ramblers sit on vented crawl spaces. That design works in dry climates. Here, the vents pull in air that sits around 80% humidity through the winter, and the cool joists and subfloor give that moisture a place to condense.

  • Torn, shifted or missing vapor barrier. The thin plastic laid over the soil in older homes gets moved by every plumber, cable installer and pest company that crawls through.
  • Wet ground. Lots near the Sammamish River, North Creek, Swamp Creek and Penny Creek often have high groundwater in winter, and some see standing water after heavy rain.
  • Downspouts and grading that dump roof water against the foundation instead of away from it.
  • Plumbing leaks under kitchens and bathrooms that drip for months before anyone notices.
  • Insulation that's fallen from between the joists and is now sitting wet on the soil.

Signs you have crawl space mold

  • A musty smell in rooms above the crawl space, often worst in fall and winter
  • Cupping or soft spots in hardwood floors, or carpet that smells damp
  • White, gray or dark growth on joists, beams or the underside of the subfloor
  • Insulation sagging, dark or on the ground
  • Condensation on ductwork or pipes, or standing water on the vapor barrier
  • A home inspection report that says "microbial growth" or "elevated moisture" in the crawl space

Why the smell shows up upstairs: air rises from the crawl space into the house through gaps around pipes, ducts and the floor. If the crawl space smells musty, the living space usually will too.

How we remediate a crawl space

  1. Inspect and measure

We check moisture content in the joists and subfloor, relative humidity, standing water, the vapor barrier, insulation, ducts and plumbing, and where water enters. Photos and readings go into a written scope.

  2. Isolate the crawl space from the house

Access points and floor penetrations are sealed, and a HEPA negative air machine keeps air flowing out of the crawl space, not up into your rooms.

  3. Remove what can't be saved

Wet or moldy insulation, old vapor barrier, debris and anything organic on the soil comes out bagged.

  4. Clean the framing

Joists, beams and subfloor are sanded, wire-brushed, or soda or dry-ice blasted to remove growth, then HEPA vacuumed. Sound wood stays. Rotted wood gets flagged for repair.

  5. Fix the moisture

Depending on what we find: a new heavy vapor barrier, full encapsulation with sealed vents and a dehumidifier, drainage or downspout fixes, or a plumbing repair.

  6. Verify

An independent tester checks the work before we close up and reinstall insulation, if it's needed.

Vapor barrier or full encapsulation?

Both keep ground moisture out of the crawl space air. Which one fits depends on how wet the space is and how much you want to control it.

What crawl space mold remediation costs

Published Seattle-area ranges run about $1,500–$5,500 for crawl space remediation. The biggest drivers are the height of the space (a 24-inch crawl takes far longer than a 4-foot one), how much insulation and debris has to come out, and whether encapsulation is added. More detail is in our Bothell mold remediation cost guide.

Can I clean crawl space mold myself?

We don't recommend it. Crawl spaces are tight, dark and often wet, the growth is overhead, and disturbing it without containment pushes spores up into the house. Insulation and framing also need professional cleaning methods to actually remove the growth rather than bleach the color out of it. What you can do yourself: keep downspouts extended, keep the crawl space vents clear of soil and leaves, and look under the house once a year with a flashlight.

Selling or buying a house with crawl space mold

Crawl space growth is one of the most common findings in Bothell home inspections. If you're selling, fixing it before you list and handing buyers a clearance report is usually cheaper than negotiating a credit. See selling a house with mold. If you're buying, get a written scope during your inspection window before agreeing to a number: pre-purchase mold inspections.

FAQ

Frequently asked questions

Is crawl space mold dangerous?

It can affect the air you breathe because air from the crawl space rises into the house. Any indoor mold can trigger allergy and asthma symptoms, and people with weakened immune systems face higher risk. If anyone in the home has symptoms, talk to a doctor. Either way, the growth and the moisture causing it should be fixed.

How long does crawl space mold remediation take?

Most Bothell crawl spaces take 1 to 3 days on site, plus time for the clearance result. Low crawl spaces, heavy debris or added encapsulation can add a day or two.

Can I stay home while you work in the crawl space?

Usually, yes. The crawl space is sealed from the house and kept under negative pressure, so the living space stays outside the work area. We'll tell you if anything about your home changes that.

Do I need to replace the insulation?

Wet, moldy or fallen insulation has to come out. Whether new insulation goes back between the joists depends on the moisture plan. With full encapsulation, the walls are often insulated instead of the floor.

Will mold come back after crawl space remediation?

Not if the moisture is controlled. That's why the vapor barrier, encapsulation or drainage fix is part of the job. Mold spores are always present outdoors, so if the crawl space gets wet again, growth can return.

Is white fuzzy stuff on crawl space soil or joists mold?

Often, yes. White growth on joists is common in damp crawl spaces. White crystals on concrete walls may be efflorescence (mineral salts) instead, which is a sign of water moving through the concrete but isn't mold. An inspection tells you which.
