Why location matters for mold
Mold follows water, and water follows the land. Bothell drains into the Sammamish River and its tributaries, North Creek, Swamp Creek and Penny Creek, so groundwater sits high in winter along those corridors. Hillside neighborhoods like Norway Hill and Maywood deal more with drainage into daylight basements. Newer subdivisions in Canyon Creek and Bothell East tend to have tight walls that trap leaks. The inspection is the same everywhere, but what we look for first depends on where you live.
Neighborhoods we work in
Grouped by the City of Bothell's own planning areas, with what we typically find in each.
Canyon Park & Canyon Creek
Snohomish County · 98021 / 98012
1990s–2000s subdivisions and condos around the Canyon Park business park and North Creek, plus the newer Canyon Creek subdivisions east of Canyon Park, south of Maltby Road. Expect condo bathroom leaks, newer-build window leaks and crawl spaces near the creek.
North Creek & Bothell East
Snohomish County / unincorporated · 98012 / 98021
Much newer construction (Bothell East's median build year is around 2006), creek-side lots, and a history of North Creek flooding along 120th Ave NE and 228th St SE. Tight new walls can trap leaks from windows and sliders.
Downtown, Riverfront & Westhill
King County · 98011
The older core of Bothell around Main Street and Bothell Way NE, the riverside streets along the Sammamish River (Sammamish River Park, Blyth Park), and Westhill (West Hill) to the west. Older crawl spaces and river-corridor groundwater.
Thrasher's Corner & Red Hawk
Snohomish County · 98012 / 98021
Along the Bothell-Everett Highway (SR 527) and SR 524 toward Mill Creek. Mostly 1980s–2000s homes with attics and crawl spaces typical of the era.
Queensborough, Brentwood & Crystal Springs
Snohomish County · 98012
Residential neighborhoods west and north of Canyon Park, near Swamp Creek and Wallace Swamp Creek Park.
Maywood & Beckstrom Hill
King County · 98011
Hillside streets climbing north from downtown toward North Creek. Daylight basements and hillside drainage are common issues.
Norway Hill
King County · 98011
The residential hill overlooking downtown from the south. Wooded lots, hillside drainage and older homes.
Queensgate & Brickyard Road
King County · 98011
The King County side southwest of downtown, toward Kingsgate and Kirkland.
We also work throughout Shelton View and Meridian, Fitzgerald, Country Village and Lake Pleasant, Filbert and Winesap, and Damson and Logan.
