Our Guarantee & Clearance Policy
Mold warranties are often full of fine print that voids them the moment anything gets wet again. Here's what we actually promise, and what no honest company can promise.
What we promise on every job
- A written scope and price before work starts. The moisture source, the materials and square footage, what's removed and cleaned, the moisture fix, and what's excluded.
- No surprise add-ons. If we find more once walls are open, we stop, show you, and put the change in writing before continuing.
- Containment and negative pressure on every remediation, monitored throughout the job.
- Independent clearance testing before the containment comes down, by a tester who doesn't work for us.
- Pass criteria in writing in your contract, so "done" means the same thing to both of us.
- If an area fails clearance, we re-clean it and pay for the retest.
- A closing packet with photos, moisture readings and the clearance report, for your records, a buyer or an insurer.
What no honest company can promise
Mold spores are part of outdoor air everywhere, including Bothell. No one can promise your house will never grow mold again. What prevents it is keeping things dry.
- "Mold-free forever" guarantees
- Warranties that cover new leaks, floods or high humidity. These are excluded by every remediator, usually in fine print
- Health outcomes. We remove mold and fix moisture. Questions about symptoms belong with your doctor
Our warranty, in plain language
Your contract spells out the warranty terms for your job, including how long it lasts and what it covers. In plain terms, it covers the work we did in the areas we remediated, under the moisture conditions we left them in. It does not cover new water events (a new roof leak, plumbing failure or flood), conditions we told you about in writing but that weren't fixed, or areas outside the scope.
Comparing warranties? Ask any company what voids theirs. If the answer is "any water event or high humidity," then it covers very little, because that's what causes mold in the first place. A clearance report in writing is worth more.
What we ask of you
- Fix or let us fix the moisture source in the scope. Remediation without it won't last
- Keep indoor humidity below about 60%, and ideally 30–50%
- Run bath fans, keep gutters and downspouts clear, and call us if a musty smell returns
